ZimReal2026: How property markets are becoming capital winners


Zimbabwe’s premier property investment forum returns to Harare in 2026, focusing on how the surge of listed REITs and property groups, a 438% year-on-year leap in tourism and hospitality investment and groundbreaking capital market reforms are creating unprecedented platforms for growth.

Perceptions of the country’s real estate and capital markets as two separate conversations have undergone a significant shift over the past decade, a synergy that ZimReal 2026 is highlighting with the launch of the co-located, inaugural Zimbabwe Future Capital Forum (ZFCF).

“Since 2022, a thriving listed property market has emerged in Zimbabwe, bolstered by Zimbabwe Stock Exchange (ZSE) innovations and the attractive investment proposition offered by the USD-dominated Victoria Falls Stock Exchange (VFEX),” says Murray Anderson, commercial director at ZimReal and ZFCF organiser API Events. “Listed property, pension fund and capital allocations, and hospitality investment are all benefiting from the same capital market reforms, which is why we’re gathering these key roleplayers together under one roof.”

From listed property growth to explosive hospitality investment

The shared ZimReal/ZFCF opening plenary will see stock exchange leaders, pension fund heavyweights, leading asset managers and investors discussing the country’s revived investment landscape, brought about by innovations such as the Victoria Falls Financial Centre and eased listing regulations.

ZimReal’s industry-leading agenda will harness insights from leading players across the listed and unlisted property space (including REITs, major property companies, developers and designers); public sector infrastructure; and private sector hospitality.

The agenda’s panel discussions and sessions cover:

Developmental priorities and real estate value creation: Developmental priorities for Harare, and what’s actually creating value across Zimbabwean’s real estate sector right now.

Institutional and pension capital in property: property as an alternative asset class for pension funds, and testing whether listed REITs and vehicles are pulling in the institutional capital the market’s been waiting for.

Technology, ESG and tax compliance AI adoption, smart building tech, ESG and tax compliance for listed entities, and a session unpacking property tax incentives and requirements.

The hospitality investment wave: an overview of hospitality investment in Zimbabwe followed by a panel on the mechanics of how hospitality is drawing capital in line with a 438% year-on-year surge in tourism investment between Q1 2025 and Q1 2026.
